Who you're hiring
Your parking lot is the first thing a customer sees and the last thing they walk across. Faded lines, a cracked surface and a stall that no longer meets ADA spec all say something about the business inside — usually the wrong thing.
We're a small, owner-run outfit. The person who quotes your job is on site while it's being done. We stripe retail centers, HOAs, medical offices, warehouses, churches and municipal lots, and we're just as happy sealing a single driveway.
Florida asphalt has its own problems. UV bleaches binder out of the surface, daily downpours find every crack, and sand grinds paint down fast. We spec materials and schedules for that climate — not for a catalogue.

Almost never. We work in sections, coning off a few rows at a time, or run the job overnight so you open on fresh lines.
Striping is priced per stall and per linear foot; sealcoating per square foot. Both depend on the condition we're starting from, which is why we measure before quoting.

Asphalt fails in a predictable order. Water gets into a hairline crack, freezes nothing in Florida but softens the base all the same, and the crack becomes a pothole, then an area, then a whole lot. The repairs get more expensive at every rung.
The whole job of a maintenance plan is to keep you on the top two lines.

You call or send the form. We come out, wheel the lot, count stalls, photograph the problem spots and flag anything that's out of ADA spec. No charge, no obligation.
Line-item pricing, the exact materials, the square footage, and the sequence. If sealcoating and striping are both in scope, the schedule shows why one waits for the other.
Blow down, scrub oil spots, rout and fill cracks, chalk the layout. Prep is where striping jobs succeed or fail early — it's not the step we shorten to hit a price.
Cones come up, you inspect the lines, and we handle touch-ups on the spot. You get photos of the finished lot and a note on when to look at it again.
Where we work
We keep our radius tight enough that we can get back out for a touch-up without it being a project. If you're just outside it, ask anyway — larger jobs travel.
