Line striping

Paint is the cheap part. The layout is the job.

Anyone can run a striping machine down a lot. Getting the stall widths, aisle clearances and accessible routes right — so the lot flows and passes inspection — is what you're actually paying for.

Restriping an existing lot means matching or improving the layout you have. New lots start from a measured plan: we chalk every stall before a drop of paint goes down, so what you approve is what gets painted.

ADA is the most common thing we find wrong on an older lot, and the most expensive to be wrong about. We audit against the current standard and tell you plainly what's out of spec before we quote the fix.

Interior striping organises a working building: where forklifts run, where people walk, where pallets stage. We work around live operations, section by section, usually without stopping a shift.

Court lines are unforgiving — a line an inch out is visible from the baseline. Every court is measured and chalked to its governing dimensions before painting, including multi-sport overlays in separate colours.

Sealcoating & repairs

Keeping water out is the whole strategy

Florida asphalt doesn't usually fail from traffic. It fails because UV strips the binder, the surface goes grey and porous, and then every afternoon storm pushes water into the base. Sealing and crack work stop that clock.

Sealer is a wearing surface, not paint. It restores the black finish, blocks oil and water, and takes the UV hit instead of your asphalt. New asphalt should cure 6–12 months before its first coat.

  • Full surface prep: blow down, sweep, wire-wheel edges, degrease oil spots
  • Oil-spot primer so sealer bonds where fuel has soaked in
  • Sand-loaded sealer for traction on ramps and drive lanes
  • Cure time is weather-dependent — we won't seal ahead of a storm

A crack is an open door to the base. Routing it out and filling it with hot rubberised sealant is the single highest-return thing you can spend money on, and it should happen before any sealcoat goes down.

A pothole that keeps returning is a base problem, not a surface one. We'll tell you which you have. Cold patch buys time and stops the liability today; saw-cut removal and replacement fixes it for good.

Common questions

Before you call

Sealcoat first, or stripe first?

Sealcoat first, always. Sealer covers paint, so striping over fresh sealer is the only sequence that makes sense. Crack filling comes before both. If your lines are still good and you only need a seal, we photograph and measure the existing layout first so we can put it back exactly as it was.

How long before we can drive on it?

Traffic paint is walkable in about 30 minutes and drivable in an hour in Florida heat. Sealcoating needs 24 hours minimum before vehicles, 48 in cooler or humid weather. We plan the schedule around whatever window your operation can give us.

How often should a lot be sealcoated?

Every two to three years for most commercial lots, sooner for heavy traffic or full sun exposure. New asphalt needs 6–12 months to cure before its first coat. Sealing more often than that wastes money; waiting much longer lets UV do damage sealer can't undo.

Do you handle the permits and the ADA paperwork?

We handle the layout to current ADA standards and provide documentation of what was installed, which is what inspectors and insurers usually want. Municipal permits vary by city — we'll tell you if your job needs one and what it involves.

Do you do residential driveways?

Yes. Driveway sealcoating and crack filling are a real part of what we do, and we price them honestly rather than treating them as filler work between commercial jobs.

What happens if it rains?

We reschedule, at no cost to you. Sealer and hot-pour sealant both need a dry surface and a dry window afterwards. In a Florida summer that means we watch the radar daily and call you early rather than gamble on a job that will fail.
